As most of you may know, I'm an REO Broker. That just means that I have clients that are Banks that have foreclosed on bad loans, and have taken back the Asset (usually a home, duplex, fourplex, condo, etc.). They ARE NOT in the BUSINESS of Home Ownership, but Lending Money. They just want to move these properties as quickly as practical and use my professional services to assist them.
One of the sources I use myself to assist them is Foreclosure Radar.
Foreclosure Radar allows me to see when a Notice of Default may have been filed, or a Notice of Trustee Sale. These reports combined assist me in verifying information that is critical to the Bank (Seller) and even the ultimate end Buyer
With the RECENT slow-down in Banks bringing their Assets to Market (in the form of Listings in the MLS), I have found a need to look at Shadow Inventory (homes with loans in default, or behind in payments, or already owned by the bank BUT NOT IN THE MLS).
By the way, note I stated "slow-down in bringing them in the market... not slow down in Foreclosures themselves". This is another whole topic I will address, OR you can request Monthly Foreclosure Reports for ANY Area in California. I would be glad to send them. Just email me or call me direct!
So, for my Buyer Clients and Investors, trying to find these listing today PRIOR to their coming on the market has been helpful in us to identify upcoming listings and making offers that are ready to go BEFORE they hit the market!
